Some of the steps to consider as you begin to design and build your new custom home:
1. Set some goals.
Before you set out on this epic adventure, it’s important to envision the goal before you roll. Make sure to set some tangible goals and evaluate whether you’re able to achieve them. A good way to start is to ask several questions of yourself: What are you trying to achieve? What does your ideal custom home look like; Shape, size, location, etc.? What is your realistic budget? Is it cheaper to buy or build a new custom home?
2. Find a piece of land or an older house that could be demolished.
Deciding on where you want to live can often be the most important question. Research both the area you’re targeting and one or two others that you could consider. Having options is key.
3. Assemble your team.
The most important step. You’re going to likely need a bank, mortgage company or financing partner. You’re also going to need an architect, a designer and of course a builder. Many companies like Kaya can provide all three, which can save a great deal of time and money. It’s really important to do your research. Read reviews and conduct several interviews and pick the very best fit. Some questions to ask: How long have you been in business? Are you licensed? Do you have insurance and workers comp insurance? Can you give me a list of your trusted subcontractors? Can you provide quality client references? How often do your projects come in on time and under budget? What is your expected timeline for the project?
4. Make some solid plans.
The importance of planning a project with a scope and size of a new custom home cannot be understated. Once you’ve assembled your team, you’re going to need to sit down with them and knock out some solid and realistic plans and a related timeline. Make sure you plan for contingencies; budgets and timelines often need adjustments as you begin to execute your plans.
5. Get started.
You’ve designed your custom home, hired your team, obtained the right permits and secured your financing; now the only thing left to do is build your new house. Sounds simple, right? It can be, but some words of wisdom as you embark on this new adventure: Expect the unexpected. When building a new house you can always count on roadblocks and complications. It’s just part of the process. It’s how you deal with them that matters. This is why choosing a solid and reliable team you can trust at the beginning is so important. If you’ve done this right, nothing should stand in the way of a successful project.
